At Olivers we are proud to offer a professional and confidential service for any new or existing Landlords. Listed below is a summary of the services that we offer. Essentially we can provide a 'Let Only' service to find a Tenant for your property and/or we can provide a full management service to cover the maintenance and rent collection.
LET ONLY - Service Summary
The following provisions are included in our 'Let Only' service designed to locate a suitable tenant for your property:
- Evaluating your property and offering advice on the rental value of the property.
- Advertising your property, compiling letting particulars supported by appropriate photographs and floor plans.
- Accompanying prospective tenants to view the property.
- Carrying out credit checks and obtaining references from their employer, accountant, bank or previous landlord as appropriate.
- Arranging a Guarantor agreement where necessary.
- Assigning the agreed deposit under the government’s approved Deposit Protection Scheme (DPS).
- Producing an Inventory schedule of Landlords fixtures and fittings and signing off with the tenant.
- Preparing the Assured Shorthold Tenancy agreement, for landlords approval.
- Handing over of the keys at the start of the Tenancy.
- Producing a final inspection report.
- Returning the security deposit to the tenant in accordance with the Deposit Protection Scheme.
- Ensuring existing certificates for EPC, Gas and Electrical will be current at the start of the tenancy.
FULL MANAGEMENT - Service Summary
The following provisions are included when extending to our Full Management service:
- Collecting the agreed rent from the tenant.
- Sending the rent (less expenditure incurred on the Landlords behalf) to your bank account.
- Provide monthly rental statements.
- Inspecting the property after 3 months then at 6 month periods thereafter.
- Arranging necessary repairs and maintenance works.
- Deal with day to day enquiries from the tenant and the Landlord.
- Chasing of late or missed payments.
- Advising you (as soon as we are aware) of any default on the AST agreement by the tenant.
- Serve notice on the tenant if necessary at your instruction.
- Carry out emergency call out work for water, gas and electrical services to comply with the Landlords obligations in the AST tenancy agreement.
- Ensuring existing certificates for EPC, Gas and Electrical will be current at the start of the tenancy.
- Arranging an Energy Performance, Gas Safety, Electrical periodic inspection certificates on the property all as required.
- Arrange and manage any maintenance works, paying contractors as required.
- Provide final inspection report, returning of the security deposit at the end of the tenancy agreement.
