Tenant Application Information
Here at Olivers we are determined to make the process of renting property, a simple and easy, stress free experience for the applicant. The following information is intended as a quick guide to what is involved with making a tenancy application. If anything is unclear or you would like further information please contact us and we will be pleased to assist you.
Finding a Property
When you have found a suitable property contact Olivers through the website or phone us on 01502 470193 to discuss the property and your personal requirements.
If you would like to proceed further we will ask you to fill in an application form, in order to obtain a credit check and suitable references. Please note that there is a fee to obtain this information.
Please search our website to find a suitable property.
Assured Shorthold Tenancy Agreement (AST)
This is a legal document produced by Olivers as an agreement between you (The Tenant) and the Landlord (The owner of the property). We always recommend that you seek legal advice unless you are confident that you fully understand everything contained within the agreement.
Rental Term
The usual rental term is a minimum of 6 months.
Deposit
We will ask for the equivalent of one months rent as a deposit. This deposit will be held independently by the Government’s approved deposit protection scheme (DPS). This scheme allows peace of mind for both the Tenant and the Landlord.
Other Costs
There is an administration fee and the first month rent will be required in advance.
Moving In
Once the AST agreement has been signed and the fees paid we will hand over the keys to your new home.
Other Information
You will need to set up a standing order mandate for the rental payments to be collected on a monthly basis from your bank account. We would advise that you take out 'Home Contents Insurance' to cover your own personal possessions.
End of the Term
After the first six months you may wish to continue on a monthly basis or discuss with us the possibility of a longer term agreement. If you wish to finish the agreement at the end of the six months we just ask you to give one months notice in writing.
